Revenue By Room Type Report
On this page
The Revenue By Room Type Report shows, for each room type and for a range of dates, how many room-nights were sold, the rent, the occupancy tax, the other charges and their tax, the average daily rate (ADR) and the revenue per available room (RevPAR).

Purpose
- Find out which room types earn the money.
- Check ADR and RevPAR per room type for a period, including dates still to come (confirmed reservations are counted).
- Compare room types when you set prices or plan promotions.
Who uses it
Revenue manager, general manager, owners and accountants.
About this report on screen
Every report page has an About this report bar under its header (button Explain / Hide). It explains the report in plain words:
- Summary: Rooms sold, room revenue, ADR and RevPAR for each room type.
- What this report shows: For each room type in the period: rooms sold, room rent (including no-show and cancellation rent), other charges, ADR and RevPAR.
- How to read it:
- ADR tells you the average price you got; RevPAR also takes empty rooms into account.
- The total line works out ADR and RevPAR from the totals, so it is not a sum of the lines above it.
Columns explained (the same text shows on the help icon next to a column title):
| Column | Meaning |
|---|---|
| Room Sold | Number of room nights sold. |
| Rent | Room rent (without other charges). |
| Other Charges | Charges other than room rent (food, laundry, extra bed...). |
| ADR | Average Daily Rate: room revenue divided by the number of room nights sold. |
| RevPAR | Revenue Per Available Room: room revenue divided by the rooms available to sell. It goes up when you sell more rooms or sell them for more. |
Before you start
- You need the privilege Room_Report_RevenueByRoomType.
- Room types that must be counted in occupancy need the setting "allowed in occupancy"; others do not appear in the sold figures.
- The report uses the PMS date to separate "already happened" from "still to come".
Step by step
- Click Reports in the left menu (or press Ctrl+K and type the report name). The report library opens at
#/reports. - Choose the category Room Reports (or type in the search box) and click the card Revenue By Room Type ("Income per room type"). You can also open
#/report/revenue-by-room-typedirectly. - The report opens and runs once with its default criteria, so you already see data. Under Report criteria set From Date, To Date as you need (in a date calendar, Working Date jumps to the current business date).
- Click Show to run it again with the new criteria. The line under Results tells how many rows are shown.
- Read one line per room type and the Total line at the bottom.
- Read the result as a Table or as Cards (switch at the top right). Columns shows or hides columns and lets you drag them into another order; click a column title to sort. Hide criteria / Show criteria folds the criteria away; on a tablet or phone it folds by itself after Show and leaves a one-line summary.
- Click Export and choose PDF, Excel or Email (PDF). The button is always in the header but stays disabled until the report has rows.
Filters
| Filter | Meaning | Rules and default |
|---|---|---|
| From Date | First night included. | Default PMS date. |
| To Date | Last night included. | Default PMS date; not before From Date. May be after the PMS date: future nights of confirmed or unconfirmed reservations are included. |
Columns
| Column | Meaning and calculation |
|---|---|
| Room Type | Name of the room type (heading follows ROOM_TITLE). |
| Room Sold | Number of room-nights sold: one for each night of each checked-in stay, plus each night of reservations that arrive on or after the PMS date, in the range. Cancelled and no-show reservations are not counted. |
| Rent | Sum of the nightly rent (before tax) of those nights, plus the rent of posted no-show/cancel revenue of that room type. |
| Occupancy Tax | Tax on the rent. The heading follows OCCUPANCY_TAX_TITLE. No-show/cancel tax is added. |
| Other Charges | Other charges (minibar, laundry, POS...) dated in the range for checked-in folios and future reservations of that room type; deleted charges are subtracted. |
| Other Charges Tax | Tax on those other charges (heading follows OTHER_CHARGES_TAX_TITLE). |
| ADR | Average daily rate = Rent divided by Room Sold (0 when nothing was sold). |
| RevPAR | Revenue per available room = Rent divided by the available room-nights of the room type. Available room-nights = active rooms of the type for each date of the range, minus blocked room-nights (see Block Room). |
Totals and grouping
The last line Total adds Room Sold, Rent, tax and other charges. The ADR and RevPAR of the Total line are calculated from the totals, not added up: Total ADR = total Rent / total Room Sold, Total RevPAR = total Rent / total available room-nights of all room types.
How to read an example
Filter 16-Oct-2026 to 19-Oct-2026 on the demo hotel (PMS date 19-Oct-2026):
| Room Type | Room Sold | Rent | Occupancy Tax | Other Charges | ADR | RevPAR |
|---|---|---|---|---|---|---|
| Deluxe Room | 15 | 64,000.00 | 0.00 | 7,860.00 | 4,266.67 | 2,133.33 |
| Other room types together | 43 | 148,555.71 | see screen | see screen | ||
| Total | 58 | 212,555.71 | see screen | see screen | 3,664.75 | 1,932.32 |
Read it: 15 Deluxe room-nights were sold for 64,000.00 rent; ADR 64,000.00 / 15 = 4,266.67. The Deluxe RevPAR 2,133.33 is 64,000.00 divided by 30 available room-nights. Deluxe occupancy tax is 0.00: the Deluxe stays of the demo data carry no tax (for example the Deluxe nights of 17-Oct in Room History also show tax 0.00). The Total line is 212,555.71 / 58 = 3,664.75 ADR and 212,555.71 / 110 available room-nights = 1,932.32 RevPAR. The other room types (Executive Suite, Family Room, Economy, Standard) are not listed one by one here because their figures changed while demo data was posted; open the report to see them. Figures are from the demo hotel on 19-Oct-2026 and change as demo data changes.
Common questions it answers
- Which room type brings the most rent? (Deluxe: 64,000.00 in the example.)
- What was the ADR of the Family Rooms in the week?
- What is the RevPAR per room type ?
- How much do other charges add per room type?
Export, print and e-mail
- Excel downloads Revenue By Room Type Report.xlsx. The date line in the file header shows the From Date and the To Date you chose.
- Email (PDF) shows Email sent successfully.
- PDF: Since 19-Oct-2026 the PDF also opens on a property without an uploaded logo. Use Excel or Email (PDF).
Troubleshooting
- The numbers differ from the Daily Summary or Monthly report. Those reports use calendar months and dates posted at night audit; this one counts stays by night, includes future reservations and no-show/cancel revenue.
- Room Sold is lower than expected. Room Sold counts room-nights, not guests or folios; reservations that were cancelled or are no-show are not counted; room types not "allowed in occupancy" are excluded.
- RevPAR looks too low. Check blocked rooms with Block Room: blocked room-nights reduce the divisor.
- A room type is missing. It has no rooms.
- Total ADR or RevPAR differs from the room type lines. That is correct: the Total line is Rent / Room Sold and Rent / total available room-nights, not an average of the lines.
